Homes constructed before 1978 may contain lead-based paint. The EPA recommends that these homes be tested prior to renovating and/or demolishing. Lead-based paint can be hazardous to the health of children and adults alike.
Testing is recommended if you are:
Renovating, repainting or remodeling your home or building. |
Renting or buying a home or building. |
Selling a home or building. |
The EPA states that children under the age of six and unborn babies are those at greatest risk of the health effects exhibited from lead exposure. At this age, the smaller body masses and growing bodies absorb more lead. Lead is a neurotoxin that can interfere with the development of the brain and central nervous systems as well as kidney functions.
Young children and adults can be exposed by inhaling or ingesting lead dust that is created by lead-based paint chips that peel off a painted surface as a result of aging and deterioration.
EPA Recommended XRF Testing Procedures:The EPA recommends that testing be performed by a State or U.S. EPA certified Inspector or certified Risk Assessor for the following reasons:
These certified inspectors have been trained and have passed an examination concerning the procedures on lead paint testing. |
Certified Inspectors can perform only lead-based paint inspections per State or EPA Regulations. |
Certified Risk Assessors are trained to perform both risk assessments and lead hazard screens. |
ACM Engineering & Environmental Services, Inc. has trained professionals that are State and EPA certified inspectors and risk assessors who can perform sampling, on-site risk assessment, and abatement consulting for lead remediation. ACM utilizes XRF (X-Ray Fluorescence) technology to quickly and accurately detect lead concentration in paint without the need for the destructive testing process of taking paint chips. This is also the recommended method of lead paint sampling by HUD.
The XRF instrument is advanced handheld equipment which allows for immediate on-site EPA, OSHA and HUD approved lead content results of surface paint. The use of the XRF instrument is a more efficient and cost effective procedure and does not require destructive testing which could necessitate follow-up repair or touch-up painting. Lead based paint chip sampling will take 2-3 days for the laboratory analysis to be completed and often will be more expensive than the XRF analysis.
Contaminated soils and suspect problematic (Chinese) drywall can quickly and accurately be identified by the XRF equipment allowing for informed decisions.
